2,500 sq ft office
At the 3x weekly baseline, the calculator uses the 1,000–2,999 sq ft tier of $0.07–$0.15 per sq ft per month, resulting in $180–$380/month after rounding.
Square-foot guide
A square-foot rate is useful only when the time basis is clear. CCF uses a monthly office baseline and cleaning-frequency factors so this guide matches the calculator.
For CCF’s office calculator: square feet × monthly office square-foot tier × frequency factor = estimated monthly cleaning cost.
Offices from 1,000–2,999 sq ft use $0.07–$0.15 per square foot per month at the 3x weekly baseline. Offices at 3,000 sq ft and above use $0.10–$0.20 per square foot per month at the 3x weekly baseline. Under 1,000 sq ft, the calculator applies a $120–$400/month minimum monthly job floor.
| Facility size | 1x weekly | 3x weekly baseline | Daily / 5x weekly |
|---|---|---|---|
| 2,500 sq ft | $120–$170/month | $180–$380/month | $350–$750/month |
| 5,000 sq ft | $230–$450/month | $500–$1,000/month | $1,000–$2,000/month |
| 10,000 sq ft | $450–$900/month | $1,000–$2,000/month | $2,000–$4,000/month |
These examples are mechanical calculations from the same monthly/frequency model used by the calculator. They are not provider quotes.
Calculator tier note: offices from 1,000–2,999 sq ft use the calculator's lower monthly tier of $0.07–$0.15 per sq ft at the 3x weekly baseline; offices at 3,000 sq ft and above use $0.10–$0.20. The table above follows those same tiers and frequency factors.
Labor is the largest driver. Housecall Pro states labor is roughly 50%–70% of total job cost. That is why cleaning cost does not scale perfectly with square footage: travel, setup, supervision, access, minimum charges, and repeated tasks do not move in a straight line.
Frequency is also non-linear. Buildingstars notes that higher frequency often lowers price per cleaning, so 4x weekly is not simply twice 2x weekly, while very high frequency and daytime cleaning can become more expensive.
| Model | Best use | Do not confuse with |
|---|---|---|
| Monthly square-foot baseline | Recurring office cleaning with known frequency. | Hourly labor or one-time projects. |
| Hourly | Deep cleans, uncertain scope, or one-time work. | A monthly recurring office contract. |
| Flat monthly quote | Provider bid after walkthrough and scope. | A universal market benchmark. |
| Flat project price | Post-construction, floor work, special cleanup. | Recurring janitorial math. |
| Add-on | Verified published range | Why it matters |
|---|---|---|
| Carpet cleaning | $0.08–$0.40/sq ft | Different equipment and labor than routine vacuuming. |
| Floor stripping and waxing | $0.30–$0.80/sq ft | Specialized floor work should not be hidden inside janitorial pricing. |
| Window cleaning | $2–$7 per pane | Pane count can matter more than building square footage. |
| Restroom sanitizing add-on | $25–$75+ | Restroom load can change labor time disproportionately. |
At the 3x weekly baseline, the calculator uses the 1,000–2,999 sq ft tier of $0.07–$0.15 per sq ft per month, resulting in $180–$380/month after rounding.
At the 3x weekly baseline, the calculator uses the 3,000+ sq ft tier of $0.10–$0.20 per sq ft per month, resulting in $500–$1,000/month.
At the daily weekday setting, the same 3,000+ sq ft tier is multiplied by the 2.0 frequency factor, resulting in $2,000–$4,000/month.
For the CCF office calculator, the relevant monthly tiers are $0.07–$0.15 per sq ft for 1,000–2,999 sq ft and $0.10–$0.20 per sq ft for 3,000+ sq ft, both at the 3x weekly baseline.
Frequency, restrooms, break rooms, access timing, floors, add-ons, supplies, and facility type can change the work behind the same square footage.
Only if the provider states that in writing. Otherwise keep carpet, floor stripping and waxing, windows, and restroom sanitizing add-ons separate.
Medical, industrial, restaurant, warehouse, and post-construction scopes do not safely map to the office-only calculator.
